Inspection Evidence

What Wall Tie Failure Looks Like On A Wall

Corroded ties expand as they rust, pushing mortar beds apart. The patterns it leaves, horizontal cracking, bulging, stepped cracks at corners, point us where to open up and inspect. None of them, on their own, confirms a wall tie problem, which is exactly what the inspection is for.

  • Horizontal Cracking
  • Bulging
  • Stepped Corners
  • Lintel Cracks
  • ~450mm Spacing
  • Outer Leaf Movement

Why It Matters

How Wall Tie Failure Actually Happens

A calm explanation of the mechanism, so you can read the signs on your own wall and understand what a proper inspection is looking for.

Embedded Ties Corrode Over Time

Older metal wall ties slowly rust inside the cavity. As they corrode they expand, and that expansion has to go somewhere.

Mortar Beds Get Pushed Apart

Tie expansion forces the mortar bed open, producing the characteristic horizontal cracking that often appears at roughly every sixth course up the wall.

Bulging In Some Cases

Where corrosion has progressed, the outer leaf can begin to bulge or lean away from the inner leaf. This is rarer but warrants a calm structural look.

Signs We Look For

What Tells Us To Look Closer

These patterns guide where we open up and inspect first. None of them, on their own, confirms a wall tie problem, that's what the inspection is for.

What It Can Indicate

Often appears at corners where movement and tie failure concentrate.

Borescope Evidence, Shared With You

As part of the structural inspection, we capture and share what we see inside the cavity so you can make an informed decision rather than take our word for it.

Honest Diagnosis

Not Every Crack Is A Wall-Tie Problem

Cracking can also indicate subsidence, thermal movement or sulphate attack. We diagnose the actual cause and won't recommend tie replacement you don't need. If the answer is "monitor this" or "look at this other thing first", that's what we'll say.

Could Also Be Subsidence

Done Properly

Why Our Approach

Tie Type Matched To Construction

Mechanical or resin-fixed, selected for your wall and exposure rather than a default.

Correct Density & Pattern

Specified to current engineering guidance, not arbitrary spacing.

Corroded Ties Isolated Where Required

Where existing ties continue to corrode, we isolate them so they no longer expand into the mortar.

Cavity Condition Checked

Borescope evidence informs the recommendation and is shared as part of the report.

Neat Making-Good

Drill points and any opened mortar beds blended back into the existing brickwork.

Social Housing & Commercial

Portfolio Structural Surveys

Portfolio-scale structural surveys and planned maintenance for housing associations and landlords. Building-control and compliance notes where required, with full completion documentation as standard.

Frequently Asked Questions

Common indicators include regular horizontal cracking at roughly every sixth course (around 450mm), stepped cracking near corners, bulging or leaning walls, and cracking around lintels. A borescope inspection and crack mapping confirms whether ties are the actual cause.

In most cases, no. Wall tie corrosion is usually a gradual mechanism that gives plenty of warning through visible cracking before it becomes a structural concern. A structural inspection tells you where you actually stand and what (if anything) needs doing.

Remedial tie installation is largely external. We drill small holes from outside, install the new ties through the cavity, then make good. There's typically no internal disruption beyond what's needed for elevation access.

Tested, CE-marked mechanical or resin-fixed remedial tie systems, selected to suit your wall construction and exposure. The choice is made at the assessment stage based on what we observe in the cavity.

Making-good of drill points and any opened mortar beds is part of the install. Cosmetic crack repair beyond that can be scoped at quotation if required.

Yes. Cracking can also indicate subsidence, thermal movement or sulphate attack. We diagnose the actual cause first and won't recommend tie replacement if it isn't the answer.
